Location: These Farms are located southwest of Alexandria, Nebraska. Head 1.5 miles south of Alexandria on Highway 53, and then proceed two miles west on Road R until you reach Road 7000.

TRACT ONE

Abbreviated Legal Description: NE ¼ SEC. 16 – T3N – R1W, Thayer County, Nebraska 

Taxable Acres: 158.46

2023 Real Estate Taxes: $3,276.84

Farm Description: This combination farm primarily consists of Hastings silt loam soils with 1 to 3 percent slopes. There are 88.80 non-irrigated cropland acres, 17.55 grass acres, and 8.91 acres in CRP.    

FSA Farmland Acres: 115.26

Conservation Reserve Program: There are 8.91 acres enrolled in CRP with an annual payment of $1,144.00. The contract terminates on 9-30-2036. 

Grassland Reserve Program: There are 17.55 acres enrolled in the GRP with an annual payment of $241.31. The contract terminates on 09-30-2031.

GENERAL INFORMATION

Test Well Data: Test wells have been conducted for each tract. For results, contact Brad Elting & Company, Inc. All farms are located within the Little Blue NRD. 

Online Bidding: Live Simulcast Internet Bidding will also be available in addition to the live auction. Register to bid at least 48 hours prior to the live auction. Competitive online bidding starts Monday February 26th, 2024, at 8:00 AM and ends Tuesday, February 27th, 2024, at the conclusion of the live auction.  Visit eltingauction.com to register to bid. 

Taxes: The 2023 real estate taxes and all prior year’s taxes shall be the responsibility of the seller. All future year’s taxes shall be the responsibility of the Buyer. 

Possession & Closing: Full possession shall be available upon closing of the real estate. Open for 2024 crop year. 

Terms: A 20% nonrefundable earnest deposit will be required from the successful bidder the day of the auction. The balance shall be due on or before April 1st, 2024. Title insurance shall be used, and the cost shall be shared equally between the buyer and the seller, as well as closing of the transaction. The property will not be sold subject to financing. Bidders must have all financial arrangements made prior to the auction. 

Farm Service Agency Contracts: Buyers will assume all Conservation Reserve Program and Grassland Reserve Program contracts. See auction company for CRP & GRP contracts and details.
