Farm Location: From Hebron, NE, travel two miles north on Highway 81, then turn east onto Road Q and continue for two miles to the intersection of Road Q and Road 6400. From there, go a half mile north on road 6400 to reach the farm.

Legal Description: The Northeast One-Quarter (NE ¼) of Section Twenty-one (21), Township Three (3) North, Range Two (2) West of the Sixth P.M. in Thayer County, Nebraska.

Taxable Acres: 158.87

2023 Real Estate Taxes: $7,416.70

Farm Description: Highly productive center-pivot irrigated farm, with level topography and good soils, comprising of 156.20 FSA cropland acres.

Well Data: Farm is located within the Little Blue NRD. There are two wells tied together on this farm. The first well (G-026264) was originally drilled in 1966 with a pump rate of 600 gallons per minute; it was converted to a submersible pump in 2016.The second well (G-183127) was drilled in 2016 with a pump rate of 250 gallon per minute.

Irrigation Equipment: Wells and submersible pumps are included with the sale of the real estate. The irrigation pivot, propane power unit with generator, and the two 1000-gallon propane tanks are not included with the sale of the real estate.

Taxes: The 2024 real estate taxes and all prior year’s taxes shall be the responsibility of the seller. All future year’s taxes shall be the responsibility of the Buyer.

Possession: Possession to the farmland shall be given upon closing subject to the current tenants’ rights through February 1, 2025. Full possession shall be available for the 2025 crop year.

Terms: A 20% nonrefundable earnest deposit will be required from the successful bidder the day of the auction. The balance shall be due on or before January 13^th, 2025. Title insurance shall be used, and the cost shall be shared equally between the buyer and the seller, as well as closing of the transaction. The property will not be sold subject to financing. Bidders must have all financial arrangements made prior to the auction. Final sale is subject to the Seller`s approval or rejection.
