This live, in-person auction will be held onsite on April 17, 2026, beginning promptly at 11:00 AM (CST). The property is located at the intersection of North Railway Street and Croop Street, Chester, Nebraska.

Abbreviated Legal Description: All of that part of the N ½ NE ¼ SE ¼ measuring approximately 285’ E/W and 122’ N/s all in Section 35-T1N-R3W of the 6th P.M., Thayer County, NE

Property Location: The property is located at the intersection of North Railway Street and Croop Street, Chester, Nebraska.

Property Description: Offered at auction is a commercial lot located in Chester, Nebraska, improved with a 40′ x 50′ steel machine building with concrete floors, built in 1975. Additional improvements include a 12′ x 55′ concrete pad (former scale), a 17′ x 50′ concrete pad, and a 54′ x 54′ enclosed area.

2025 Real Estate Taxes: $157.66 – 2025 RE Taxes paid by Seller.

Terms & General Information

Contract & Title: Immediately following the auction, the successful bidder(s) will sign a real estate purchase agreement and deposit the required earnest money with the title company selected by the Seller. The Seller will provide an owner’s policy of title insurance in the amount of the purchase price. The cost of title insurance and escrow closing services will be shared equally between Buyer and Seller.

Taxes: Real estate taxes to be prorated to the date of closing.

Possession: Possession to be granted at closing of the real estate.

Earnest Deposit: A 20% nonrefundable earnest deposit is required from the successful bidder on the day of the auction. The remaining balance is due on or before May 18th, 2026. The property will not be sold subject to financing; all bidders must have financing arranged prior to the auction.

Conditions: This property is subject to all easements, covenants, and restrictions of record. The property is sold on an “AS-IS, WHERE-IS” basis with no warranties, either expressed or implied, by the Seller, Seller’s agents, or Brad Elting & Company, Inc. The Buyer has been entitled to make an environmental assessment by complete inspection and investigation of the premises, either individually or by utilizing a third party.
