Tract 1 – Irrigated Farm

Legal Description: The Southeast One-Quarter of the Southwest One-Quarter (SE ¼ SW ¼) and the South One-Half of the Southeast One-Quarter (S ½ SE ¼) of Section Eighteen (18), Township Five (5) North, Range Two (2) West of the 6th P.M., Fillmore County, Nebraska; subject to easements and restrictions of record.

Taxable Acres: 114.50

2023 Real Estate Taxes: $5,493.82

Farm Description: This farm consists of 113.69 cropland acres, with 97.23 acres currently irrigated and 16.46 acres as dry cropland according to the Farm Service Agency. Of the irrigated acres, 64.50 acres are irrigated using the seller’s pivot and well, while 32.73 acres are currently irrigated by the neighboring landowner’s pivot and well.

Well Data & Irrigation Equipment: This farm is located within the Little Blue NRD, with well Registration No.: G-163784. The irrigation equipment included with the sale of Tract 1 consists of a seven-tower Reinke Electrogator II (Model 2065), a Western Landroller pump, and an electric power unit.

Tract 2 – Irrigated Farm

Legal Description: The South One-Half of the Northwest One-Quarter (S ½ NW ¼) of Section Twelve (12), Township Five (5) North, Range Three (3) West of the 6th P.M., Fillmore County, Nebraska; subject to easements and restrictions of record.

Farm Description: This farm consists of 69.66 cropland acres, with 64.43 acres currently irrigated and 5.23 acres as dry cropland according to the Farm Service Agency. The 64.43 acres are irrigated by the sellers well and pivot.

General Information

Online Bidding: Live Simulcast Internet Bidding will also be available in addition to the live auction. Register to bid at least 48 hours prior to the live auction. Competitive online bidding starts Thursday, October 31st, 2024, at 8:00 AM and ends Friday, November 1, 2024, at the conclusion of the live auction.  Visit eltingauction.com to register to bid.

Taxes: The 2024 real estate taxes and all prior year’s taxes shall be the responsibility of the seller. All future year’s taxes shall be the responsibility of the Buyer.

Possession & Closing: Possession given upon closing subject to the current tenants’ rights through February 28, 2025. Full possession shall be available for the 2025 crop year.

Terms: A 20% nonrefundable earnest deposit will be required from the successful bidder the day of the auction. The balance shall be due on or before December 4th, 2024. Title insurance shall be used, and the cost shall be shared equally between the buyer and the seller, as well as closing of the transaction. The property will not be sold subject to financing. Bidders must have all financial arrangements made prior to the auction.
