The farm is located 7.5 miles southeast of Sutton, NE or 11 miles northwest of Shickley, NE, at the intersection of Highway 41 and Road 2.
Directions to Farm: From Sutton, Nebraska, travel approximately 5 miles south on Road X. Then, head east on Highway 41 for 2.5 miles until you reach Road 2. This will bring you to the southeast corner of the farm.
From Shickley, Nebraska, travel approximately 4 miles west on Highway 74. Then, turn north onto Road 2 and continue for 7 miles until you cross Highway 41. This will bring you to the southeast corner of the farm.

Terms: A 20% nonrefundable earnest deposit will be required from the successful bidder the day of the auction. The balance shall be due on or before October 7th, 2024. Title insurance shall be used, and the cost shall be shared equally between the buyer and the seller, as well as closing of the transaction. The property will not be sold subject to financing.
