Terms & General Information
Contract & Title: A 10% earnest money deposit is required from the Buyer at the time of signing the Purchase Agreement, with the balance due within thirty (30) days. The property will not be sold subject to financing. All Buyers must have financing secured prior to signing the Purchase Agreement.
The Seller will provide an Owner’s Policy of Title Insurance in the amount of the purchase price. The cost of title insurance and escrow/closing services will be split equally between Buyer and Seller.
Taxes: The Seller shall pay the 2025 real estate taxes and all prior years’ taxes. The Buyer shall be responsible for taxes for all subsequent years.
Possession: Possession shall be given upon closing, subject to the current tenant’s rights through December 31, 2027. Written lease available to serious buyers upon request.
I.R.C. 1031 Tax Deferred Exchange: This transaction may be part of an I.R.C. 1031 Tax Deferred Exchange. Rights and obligations under this agreement may be assigned to facilitate such exchange, and this agreement may become part of an integrated exchange agreement.
