Location: The farm is located at the intersection of Road 6600 and River Road or from Hebron, NE and Highway 81 go 3.5 miles east on River Road to the farm.
Legal Description: S1/2 NE1/4 & N1/2 SE1/4 all in Section 2-T2N-R2W of the 6th P.M., Thayer County, Nebraska.
Farm Description: This farm consists of 160 acres more or less. Presently 128.66 acres are being farmed and irrigated by three late model Reinke sprinkler irrigation systems. All remaining acres are in grass. This farm has a good water supply with the irrigation well located along the northern boundary. The well was drilled in June of 2001 and test pumped at 1400 gpm. All of the farm is irrigated excepting only the NW & NE corners which remain in grass. Selling with the land will include the main Sprinkler system and two smaller pivots supplying the SE & SW corners. Irrigation equipment included in the sale shall include the gear head, pump & Phase convertor along with the 3 existing late model Reinke Sprinkler systems. This farm has an abundant water supply and good soil types. Opportunity exists for increasing farmable acres. A Fall anhydrous application of 160# has been applied and will be included with the farm.

Taxes: The 2020 real estate taxes and all prior years’ taxes shall be the responsibility of the Seller. All future years’ taxes shall be the responsibility of the Buyer.
Possession & Closing: Possession shall be granted to the Buyer at closing on or before March 19, 2021. Full possession shall be available for the 2021 crop year.
Terms: A 20% earnest deposit will be required from the successful bidder the day of the auction. The balance shall be due on or about March 19, 2021. Title insurance shall be used and the cost shall be shared equally between the Buyer and the Seller.
