Thayer County Nebraska Absolute Land & Acreage Auction

SELLING IN 5 TRACTS

Location: These farms are located five miles east of Bruning, NE from the intersection of Highway 81 & Highway 4.

Tract #1 (Irrigated Cropland)

Legal Description: The Northwest Quarter (NW1/4) of Section Eighteen (18), Township Four (4) North, Range One (1) West of the 6th P.M., Thayer County, Nebraska

Farm Description: This farm consists of 142 acres more or less. The farm is being irrigated by an existing 7 tower Reinke Sprinkler Irrigation System as well as flood irrigated in the northwest corner, with the remaining corners being farmed dryland. Water is supplied by two wells on the farm. Selling with the land will include the existing sprinkler irrigation system, two gear heads, pumps, fuel tanks and power units. Access to the farm is by County Road 6700 along the west and Highway 4 along the northern boundary. This is a level farm with productive 99% Crete Class 2 soils.

Farm Description: This farm consists of 150 acres more or less. The farm is being irrigated by an existing 8 tower Reinke Sprinkler Irrigation System, with the corners being farmed dryland. Water is supplied by two wells on the farm. Selling with the land will include the existing sprinkler irrigation system, two gear heads, pumps, power unit and fuel tank. Access to the farm is by County Road 6700 along the west and County Road X along the south.  This is a level farm with productive 83.5% Crete Class 2 soils.

This is a level to gently rolling farm with productive 82% Crete and Hastings Class 2 and 3 soils.

Tract #5 (Acreage) 

Legal Description: A tract of land, consisting of 4.77 acres, laying in the Northwest Corner of The Northwest Quarter (NW1/4) of Section Eighteen (18), Township Four (4) North, Range One (1) West of the 6th P.M., Thayer County, Nebraska

Property Description: This tract of land consists of a 1,728 square foot home built in 1967 along with an Astro building, quonset, barn, and multiple grain bins and out buildings. The ranch-style home has a total of three bedrooms, two bathrooms, full basement and a three-stall garage. The Astro building was built in 2006 and measures 80’ x 54’. The grain bins in use total up to an estimated 16,000 bushels of storage.

Purchaser of building site shall allow ingress & egress to the previous farm tenant for removal of grain from bins, up to March 1st, 2022.

The building site is subject to the current lease and expires on January 1st, 2021.

2020 RE Taxes: $1,359.02

GENERAL INFORMATION:

Taxes:  The 2021 real estate taxes and all prior years’ taxes shall be the responsibility of the Seller. All future years’ taxes shall be the responsibility of the Buyer.

Possession & Closing:  Possession shall be granted to the Buyer at closing on or before January 5th, 2022.  Full possession shall be available for the 2022 crop year.

Terms:  A 20% earnest deposit will be required from the successful bidder the day of the auction.  The balance shall be due on or about January 5th, 2022.  Title insurance shall be used, and the cost shall be shared equally between the Buyer and the Seller.
