Auction to be held at the Stastny Community Center, 1350 Dove Road, Hebron, Nebraska, Thursday September 15th at 10:00 AM. Online bidding starts Wednesday, September 14th at 8:00 AM and ends Thursday, September 15th, 2022, at the conclusion of the live auction. 

Selling in Two Tracts

Location: From Hebron, Nebraska travel 2 miles north on Highway 81 and 7.5 miles east on Road Q.  

Tract 1 – 158.69 +/- Acres Thayer County, Nebraska 

Legal Description: The Southeast Quarter (SE ¼) of Section 21, Township 3 North, Range 1 West of the 6th P.M., Thayer County, Nebraska 

Farm Description: Tract 1 consists of 158.69 +/- acres according to the Thayer County Assessor. There is presently 100.45 acres being farmed as dry cropland and 44.27 acres in grass, with the remaining in roads, waterways and building site. Access to the farm is off County Road Q along the southern boundary or County Road 7000 along the eastern boundary.

Tract 2 – 40.81 +/- Acres Thayer County, Nebraska 

Legal Description: The Northwest Quarter of the Northeast Quarter (NW ¼ NE ¼) of Section 28, Township 3 North, Range 1 West of the 6th P.M., Thayer County, Nebraska 

Farm Description:  Tract 2 consists of 40.81 +/- acres according to the Thayer County Assessor. There is presently 16.05 acres being farmed as dry cropland and 23.27 acres in grass with a pond, and the remaining in roads and waterways. Access to the farm is off County Road Q along the northern boundary. 

2021 Real Estate Taxes: $687.76 

Auction Multiplier: 40 Acres x Bid Amount 

Farm Service Agency (Note: Tracts 1 & 2 are currently combined under one FSA Farm Number. If purchased separately, FSA will separate cropland and base acres accordingly.)

GENERAL INFORMATION:

Taxes: The 2022 real estate taxes and all prior year’s taxes shall be the responsibility of the seller. All future year’s taxes shall be the responsibility of the Buyer.

Possession & Closing: Possession given upon closing subject to the current tenants’ rights through February 28, 2023. Full possession shall be available for the 2023 crop year.

Terms: A 20% earnest deposit will be required from the successful bidder the day of the auction. The balance shall be due on or about October 14th, 2022. Title insurance shall be used, and the cost shall be shared equally between the buyer and the seller, as well as closing of the transaction. Thayer County Title shall provide title insurance and Brad Elting & Company, Inc. will close the transaction.
