Thayer County Absolute Land Auction

Location: The farm is located south of Gilead, Nebraska at the intersection of Road J and Road 7000. (From Gilead, Nebraska go ¾ miles west to road 7000 then 1 ½ miles south, arriving at the farm.)

Legal Description: The Southeast One-Quarter (SE ¼) of Section Twenty-one (21), in Township Two (2) North, Range One (1) West of the 6th P.M., in Thayer County, Nebraska.

Farm Description: The farm consists of 160 acres more or less. There are 110.05 acres of cropland that are level to gently rolling. The balance of the farm consists of 48.13 acres of grass with a pond. The remaining is in waterways and roads.

2020 RE Taxes: $4,906.52

Total FSA Farm Land Acres: 158.18

GENERAL INFORMATION:

Taxes: The 2021 real estate taxes and all prior years’ taxes shall be the responsibility of the Seller. All future years’ taxes shall be the responsibility of the Buyer.

Possession & Closing: Possession shall be granted to the Buyer at closing on or before February 14th, 2022. Subject to the current tenant’s lease to expire February 28th, 2022. Full possession shall be available for the 2022 crop year.

Terms: A 20% earnest deposit will be required from the successful bidder on the day of the auction.  The balance shall be due on or about February 14th, 2022.  Title insurance shall be used, and the cost shall be shared equally between the Buyer and the Seller.
