Farm Location: From Daykin, Nebraska travel approximately 4.5 miles west on Highway 4 to Road 7200; arriving at the southwest corner of the farm.
Legal Description: The Southwest Quarter of Section Twelve (12), Township Four (4) North, Range One (1) West of the 6th P.M., Thayer County, Nebraska; and The Southwest Quarter of the Northwest Quarter (SW ¼ NW ¼) and the West Half of the Southeast Quarter of the Northwest Quarter (W ½ SE ¼ NW ¼) of said Section Twelve (12), Township Four (4) North, Range One (1) West of the 6th P.M., Thayer County, Nebraska, Except a portion thereof deeded to the State of Nebraska.
Farm Description: The farm consists of 215.63 farmland acres according to the Farm Service Agency. The 2022 crop year consisted of 169.38 tillable acres, of which 44.98 acres were irrigated by the adjacent landowners well, 10.59 CRP acres, which are currently no longer enrolled in the CRP program, 8.59 grass acres, and .35 acres idle, with the remaining in trees and roads.

Taxes: The 2022 real estate taxes and all prior year’s taxes shall be the responsibility of the seller. All future year’s taxes shall be the responsibility of the Buyer.
Possession & Closing: Possession given upon closing subject to the current tenants’ rights through February 28, 2023. Full possession shall be available for the 2023 crop year.
Terms: A 20% earnest deposit will be required from the successful bidder the day of the auction. The balance shall be due on or before February 17th, 2023. Title insurance shall be used, and the cost shall be shared equally between the buyer and the seller, as well as closing of the transaction. The property will not be sold subject to financing. Bidders must have all financial arrangements made prior to the auction.
