Legal Description: The Southeast Quarter (SE ¼) of Section Twenty (20), Township Four (4) North, Range Two (2) East of the 6th P.M., Jefferson County, Nebraska.
Farm Description: The farm consists of 155.57 farmland acres according to the Farm Service Agency. The 2022 crop year consisted of 147.87 tillable cropland acres, of which 124.08 acres were irrigated and 23.79 acres were farmed dryland.

Taxes: The 2022 real estate taxes and all prior year’s taxes shall be the responsibility of the seller. All future year’s taxes shall be the responsibility of the Buyer.
Possession & Closing: Possession given upon closing subject to the current tenants’ rights through February 29th, 2024. Buyer will assume 2023 crop year lease. If eligible, seller will transfer crop insurance coverage to buyer with buyer paying premium. Full possession shall be available for the 2024 crop year. Terms: A 20% earnest deposit will be required from the successful bidder at signing of the real estate purchase agreement, immediately following the auction. The balance shall be due on or before June 12th, 2023. Title insurance shall be used, and the cost shall be shared equally between the buyer and the seller, as well as closing of the transaction.
