Tract #1 (160 Acres +/-) *** Fillmore County Sprinkler Irrigated Farm***

Location: This farm is located from the Southwest corner of Shickley, NE on Road 6, go 3 miles south and 4 ½ miles West to the farm (Road 1 & X).
Legal Description: SW ¼ Section 30-T5N-R4W of the 6th P.M., Fillmore County, State of Nebraska.
Farm Description: This farm consists of 160 acres more or less. There are presently 133.02 acres being Sprinkler irrigated. There is approximately 24.7 acres that is presently considered dry cropland acres located in the corners. Also there is a small grassed area that is a reuse pit in the NW corner. Selling with the land will include the existing Gear Head & Pump. This is an excellent farm with 95% Class ll soils, Crete & Hastings Silt Loan, and an abundant water supply. Legal Description: Tract located in the SW1/4 Section 3-T4N-R4W of the 6th P.M., Thayer County, State of Nebraska.
Farm Description: This farm consists of 160 acres more or less of which 131.9 acres are being Sprinkler irrigated. There is presently 27.4 acres that are considered dry cropland acres located in the corners. Selling with the land will include the existing Gear Head & Pump. This is an excellent farm with 96% Class ll soils, Crete & Hastings Silt Loan and an abundant water supply. Access to this farm is by county road on the west and south side of the farm.

GENERAL INFORMATION ON BOTH TRACTS:

Tax Information: The 2020 real estate taxes and all prior years’ taxes shall be the responsibility of the Seller. All future year’s taxes shall be the responsibility of the Buyer.

Possession & Closing:
Possession to be granted to the Buyer at closing on or before June 4, 2021. Landlord possession shall be granted to the Buyers for the 2021 and 2022 crop years. **Buyers please note that both farms are presently under an existing lease agreement. Buyers will be purchasing, subject to the existing lease to expire February 28, 2023. All interested parties can obtain a copy of the existing lease by contacting the Auction Company. **

Terms:
A 20% earnest deposit will be required from the successful bidder the day of the auction. The balance shall be due on or about June 4, 2021. Title insurance shall be used and the cost shall be shared equally between the Buyer and the Seller.
