Location: From Strang, Nebraska travel three miles south on Highway 81 and one mile west on Road X. 

TRACT #1 – FARMLAND 

Legal Description: The West One-Half of the Northwest One-Quarter (W ½ NW ¼) of Section Thirty- One (31), Township Five (5) North, Range Two (2) West of the 6th P.M., except existing acreage, all in Fillmore County, Nebraska. 

Farm Description: This farm consists of 77 more or less acres of highly productive, level to gently rolling cropland, with 72% of the property comprised of Class ll soils. Presently there are 53.75 irrigated acres, 16.71 dryland acres, with the remaining in roads and waterways. Boundary lines between the acreage and farmland will be known prior to the auction, as well as a preliminary survey completed on the property. Final purchase price will not be based upon surveyed acres.

Taxes: The 2022 real estate taxes and all prior year’s taxes shall be the responsibility of the seller. All future year’s taxes shall be the responsibility of the Buyer. 

Possession & Closing: Possession given upon closing subject to the current tenants’ rights through February 28, 2023. Full possession shall be available for the 2023 crop year. 

Terms: A 20% earnest deposit will be required from the successful bidder the day of the auction. The balance shall be due on or before January 3rd, 2023. Title insurance shall be used, and the cost shall be shared equally between the buyer and the seller, as well as closing of the transaction. The property will not be sold subject to financing. Bidders must have all financial arrangements made prior to the auction.
