Taxes: The 2024 real estate taxes and all prior year’s taxes shall be the responsibility of the seller. All future year’s taxes shall be the responsibility of the Buyer.
Possession: Possession to the farmland shall be given upon closing subject to the current tenants’ rights through the 2025 growing season.
Lease Details: Annual rent of $10,000 per year paid prior to planting. Buyer will assume all rights and responsibilities of the current oral lease.
Terms: A 20% nonrefundable earnest deposit will be required from the successful bidder the day of the auction. The balance shall be due on or before March 26, 2025. Title insurance shall be used, and the cost shall be shared equally between the buyer and the seller, as well as closing of the transaction. The property will not be sold subject to financing. Bidders must have all financial arrangements made prior to the auction.
