150 Acres selling in two tracts:
Tract #1 (132 Acres +/-) ***Sprinkler Irrigated Farm***
Location: This farm is located from Bruning, Nebraska and Highway 81 go 2 miles north and ½ mile east or Road 15 & X.
Legal Description: SE ¼ Except Tracts all in Section 29-T5N-R2W of the 6th P.M., Fillmore County, State of Nebraska.
Farm Description: This farm consists of 132 acres more or less. There are presently 112.49 acres being irrigated by an existing Valley Sprinkler Irrigation System. There is presently 19.39 acres that is being farmed as dry cropland in the corners of the farm. Selling with the land will include the existing Sprinkler irrigation system, gear head, pump, JD Power unit and fuel tank. The water supply is good at 1200 GPM. Access to this farm is by county road along the south. This farms Topography is level to gently rolling with good productive soils.

Tract #2 (18 Acres +/-) ***Recreational/Hunting***
Location: This tract of hunting/recreational land is just east of the cropland and is adjacent to Tract #1.
Legal Description: This Tract sells with the exact legal to be determined prior to the closing. Cost of the survey shall be at the expense of the Buyer and at the direction of the Seller.
Farm Description: This Hunting/Recreational tract of land consists of trees, grass and a portion of the Dry Sandy Creek running north and south through the property.
GENERAL INFORMATION ON BOTH TRACTS:
Tax Information: The 2020 real estate taxes and all prior years’ taxes shall be the responsibility of the Seller. The 2021 taxes shall be shared ½ & ½ between the Buyer and Seller.
Possession & Closing: Possession shall be granted to the Buyer at closing on or before August 9, 2021 subject to the existing Lease Agreement to expire February 28, 2022. Full possession shall be granted to the Buyers for the 2022 crop year.

All irrigation equipment selling with the land is being sold on an “AS IS” bases with no warranties or guarantees, either expressed or implied, by the Seller or Auction Company. Prospective Buyers are encouraged to make their own inspection of the property & equipment presently on the farm. Please note farm is currently under production and anyone inspecting the land should take care as to not damage any growing crops.
Terms: A 20% earnest deposit will be required from the successful bidder the day of the auction. The balance shall be due on or about August 9, 2021. Title insurance shall be used and the cost shall be shared equally between the Buyer and the Seller.
