Location: The farm is located at the intersection of Road 203 and Road Q or from Edgar, NE go 1 mile west on Road 302.
Legal Description: NE1/4 Section 33-T5N-R6W of the 6th P.M., Clay County, Nebraska.
Farm Description: This farm consists of 160 acres more or less. Presently approximately 154.8 acres are being farmed. This farm is irrigated by three Reinke sprinkler irrigation systems and two 8”electric wells. All of the farm is irrigated excepting only the southwest corner which is dry cropland. Included with the main Sprinkler system is two smaller pivots suppling the NE & SE corners while the NW corner is gravity irrigated. All irrigation equipment shall remain with the land and included in the sale. This farm has an abundant water supply and excellent soil types. Over 90% of the farm is class 1 Hastings silt loam with 0-1% slopes.

Taxes: The 2020 real estate taxes and all prior years’ taxes shall be the responsibility of the Seller. All future years’ taxes shall be the responsibility of the Buyer.
Possession & Closing: Possession shall be granted to the Buyer at closing on or before March 5, 2021. Full possession shall be available for the 2021 crop year.
Terms: A 20% earnest deposit will be required from the successful bidder the day of the auction. The balance shall be due on or about March 5, 2021. Title insurance shall be used and the cost shall be shared equally between the Buyer and the Seller.
