Farm Location: From Clay Center, Nebraska, travel east on Highway 41 for approximately 1.5 miles, then turn north onto County Road P. The farm will be located on the east side of County Road P.

Legal Description: The West Half of the Southwest One Quarter (W ½ SW ¼) of Section Thirty – three (33), Township Seven (7) North, Range Six (6), West of the Sixth P.M., Clay County, Nebraska.

Taxable Acres: 81.93

2024 Real Estate Taxes: $3,514.12 – Paid by Seller (Subsequent taxes to be paid by Buyer)

Auction Multiplier: 81.93 x Bid Amount to determine total purchase price.

Farm Description: Highly productive pivot irrigated farm, with level topography and good soils, comprising of 78.54 FSA cropland acres.

Well Data: Farm is located within the Little Blue NRD. The well was drilled in 1967 with a pump rate of 1000 gallon per minute at that time. Well Registration Number: G-027322.

Irrigation Equipment: No personal property will transfer with the sale of the real estate. The sellers own the following fixtures, which will transfer with the sale: the well, casing, and sleeve. Excluded from the sale is the following: pivot, pump, motor, fuel tank, gearhead, column, bowls, underground pipe connected from the well to the pivot, underground oil lines, and underground electrical control wires. All excluded equipment can be removed by the current tenant at the term of the lease if desired.

GENERAL INFORMATION

Competitive online bidding starts Thursday, February 20 at 8:00 AM and ends Friday, February 21 at the conclusion of the live auction.  Visit eltingauction.com to register to bid.

Taxes: The 2024 real estate taxes and all prior year’s taxes shall be the responsibility of the seller. All future year’s taxes shall be the responsibility of the Buyer.

Possession: Possession to the farmland shall be given upon closing subject to the current tenants’ rights through the 2026 growing season.

Lease Details: Annual rent of $23,600, divided into two equal installments of $11,800, due in April and October. Buyer will assume all rights and responsibilities of the current lease. Contact Brad Elting & Co. for full lease. 

Terms: A 20% nonrefundable earnest deposit will be required from the successful bidder the day of the auction. The balance shall be due on or before March 21, 2025. Title insurance shall be used, and the cost shall be shared equally between the buyer and the seller, as well as closing of the transaction. The property will not be sold subject to financing. Bidders must have all financial arrangements made prior to the auction. Absolute auction after reserve has been met.
