Contract & Title: Immediately following the auction, the successful bidder(s) will sign a real estate purchase agreement and deposit the required earnest money with the title company selected by the Seller. The Seller will provide an owner’s policy of title insurance in the amount of the purchase price. The cost of title insurance and escrow closing services will be shared equally between Buyer and Seller.
Taxes: The Seller shall pay the 2025 real estate taxes and all prior years’ taxes. The Buyer shall be responsible for taxes for all subsequent years.
Possession: Possession of the property shall be given upon closing of the real estate.
Earnest Deposit: A 20% nonrefundable earnest deposit is required from the successful bidder on the day of the auction. The remaining balance is due on or before January 20, 2026. The property will not be sold subject to financing; all bidders must have financing arranged prior to the auction.
