Legal Description: All of lot 6 and that part of lots 7 & 10 lying south and west of the existing Republican River Channel all in Section 3, Township 1 South, Range 6 West of the 6th pm, Jewell, County, State of Kansas
Farm Location: The farm is located approximately 3.5 miles southwest of Hardy, Nebraska, or 5.5 miles southeast of Superior, Nebraska. Access: From Hardy, Nebraska, travel approximately 3.5 miles south on County Road 1 to County Road D. Then travel 3 miles west to the T-intersection, continue 2 miles north on 280 Road, then ¾ mile west. Turn north onto the established road and proceed ¼ mile to the property.
Farm Description: Quality farm featuring approximately 126.27 ± acres of cropland, according to the Farm Service Agency, with potential irrigation from the Republican River provided by an existing Jr. Permit. Terms & General Information
Online Bidding: Live simulcast internet bidding will be available in addition to the live auction. All bidders must register at least 48 hours prior to the auction. Competitive online bidding opens Thursday, March 19th, 2026, at 8:00 AM and closes Friday, March 20th, 2026, at the conclusion of the live auction. Register to bid at eltingauction.com.
Auction Multiplier: The final purchase price will be determined by multiplying the estimated acres (146) by the winning bid. Brad Elting & Co. does not guarantee the estimated acres; they are approximate and are used solely to determine the purchase price for the property. Buyers are responsible for conducting their own due diligence regarding acres and all other matters pertaining to the property.
Server & Software Issues: In the event of technical difficulties, Brad Elting & Company, Inc. may extend, continue, or close bidding. Neither the company nor the software provider is responsible for missed bids or system failures.
Contract & Title: Immediately following the auction, the successful bidder(s) will sign a real estate purchase agreement and deposit the required earnest money with Collier Abstract Inc. of Smith Center, KS the title company selected by the Seller. The Seller will provide an owner’s policy of title insurance in the amount of the purchase price. The cost of title insurance and escrow closing services will be shared equally between Buyer and Seller.
Taxes: The Seller shall pay the 2025 real estate taxes and all prior years’ taxes. The Buyer shall be responsible for taxes for all subsequent years.
Possession: Immediate possession upon receipt of a 20% non-refundable earnest money deposit.
Earnest Deposit: A 20% nonrefundable earnest deposit is required from the successful bidder on the day of the auction. The remaining balance is due on or before April 20th, 2026. The property will not be sold subject to financing; all bidders must have financing arranged prior to the auction.
