Location: This farm is located from Gilead, NE, 2 Miles East to Road 7300 then ½ mile south.
Legal Description: All of the SE¼ Section 13-T2N-R1W of the 6th P.M., Thayer County, State of Nebraska
Farm Description: This farm consists of 160 acres more or less of which 144.52 is dry cropland with the balance in waterways and grass.
2018 Farm Service Agency Data: Total Farmland 144.52. Base Acres; Corn 15.50, Wheat base 44.0, Grain Sorghum 60.20, Soybeans 2.20 Total Base Acres 121.90.
2017 Taxes: $5,690.84
Taxes: The 2018 real estate taxes and all prior years’ taxes shall be the responsibility of the Seller. All future years’ taxes shall be the responsibility of the Buyer.
Possession & Closing: Possession shall be granted to the Buyer at closing on or before January 7, 2019. Full possession shall be available for the 2019 crop year.
Terms: A 20% earnest deposit will be required from the successful bidder the day of the auction. The balance shall be due on or about January 7, 2019. Title insurance shall be used and the cost shall be shared equally between the Buyer and the Seller.
