Farm Location/ Access: From Chester, Nebraska, travel two miles east on Highway 8 to Road 6200, then one mile north to Road C. The farm is located east of Road 6200 and south of Road C.
Farm Description: A highly productive pivot-irrigated farm featuring predominantly Crete silt loam soils with gentle 1-3% slopes, and Hastings silty clay loam soils with 3-7% slopes. There are 143.89 +/- acres of irrigated cropland, 13.70 +/- acres of dry cropland, with the balance consisting of roads and waterways.
Irrigation Equipment: 2022 GM 496 V-8 (8.1L) natural gas power unit, gearhead, pump, and 2012 8-tower Zimmatic center pivot sells with the farm.

Contract & Title: Immediately following the auction, the successful bidder(s) will sign a real estate purchase agreement and deposit the required earnest money with the title company selected by the Seller. The Seller will provide an owner’s policy of title insurance in the amount of the purchase price. The cost of title insurance and escrow closing services will be shared equally between Buyer and Seller.
Taxes: The Seller shall pay the 2025 real estate taxes and all prior years’ taxes. The Buyer shall be responsible for taxes for all subsequent years.
Possession: Possession of the property shall be given upon closing subject to the current tenants’ rights through February 28, 2026. Full possession for the 2026 crop year.
Earnest Deposit: A 20% nonrefundable earnest deposit is required from the successful bidder on the day of the auction. The remaining balance is due on or before December 29, 2025. The property will not be sold subject to financing; all bidders must have financing arranged prior to the auction.
