Tract 1 – 145.94 +/- Acres Pivot Irrigated Farm

Legal Description: East One Hundred Thirty (E130) Acres of the Northeast Quarter (NE ¼) and the North Twenty (N20) Acres of the East One Hundred Twenty (E120) Acres in the Southeast Quarter (SE¼), all in Section Seven (7), Township Four (4) North, Range Two (2) West of the 6th P.M., Thayer County, Nebraska, except tracts deeded to the State of Nebraska.

Taxable Acres: 145.94 +/- Acres (Auction Multiplier)

Farm Location/ Access: The farm is located just outside of Bruning, Nebraska, on the west side of Highway 81 and south of Road Z, with convenient access from both Highway 81 and Road Z.

Farm Description: This highly productive pivot-irrigated farm features primarily Crete silt loam and Hastings silt loam soils, with gentle slopes ranging from 0–3%. The property also includes a building and grain bin site. The building measures 144′ × 36′, fully concrete on the enclosed portion, offers four 23′ front door openings, and 47′ of 6′ stem wall. The bin site includes three grain bins with a combined storage capacity of 28,000 bushels.

Farm Location/ Access: The farm is located 1 mile north of Hebron, Nebraska, on the west side of Highway 81 and north of Road P, with convenient access off Road P.

Farm Description: This productive pivot-irrigated farm features primarily Crete silt loam and Butler silt loam soils on the cropland, with gentle slopes ranging from 0–1%. The pasture consists of Geary silty clay loam soils with slopes of 11–30%. Improvements include a building and grain bin site. The QSI utility building measures 141′ × 60′, is powered by electricity, and includes one 30’ x 16’ and two 30′ × 18′ doors. The quonset measures 84′ × 33′, is equipped with electricity and water, and has two 18′ × 12′ doors. The property also offers three functional grain bins with a combined storage capacity of 28,000 bushels.

Irrigation Equipment: 8 Tower Reinke (Sells with the farm)

Solar Pannels: A 20-kW system, installed in 2017, offsets a significant portion of the property’s electricity costs. Contact auction company for more details.

Terms & General Information

Online Bidding: Live simulcast internet bidding will be available in addition to the live auction. All bidders must register at least 48 hours prior to the auction. Competitive online bidding opens Thursday October 30, 2025, at 8:00 AM and closes Friday October 31, 2025, at the conclusion of the live auction. Register to bid at eltingauction.com.

Server & Software Issues: In the event of technical difficulties, Brad Elting & Company, Inc. may extend, continue, or close bidding. Neither the company nor the software provider is responsible for missed bids or system failures.

Contract & Title: Immediately following the auction, the successful bidder(s) will sign a real estate purchase agreement and deposit the required earnest money with the title company selected by the Seller. The Seller will provide an owner’s policy of title insurance in the amount of the purchase price. The cost of title insurance and escrow closing services will be shared equally between Buyer and Seller.

Taxes: The Seller shall pay the 2025 real estate taxes and all prior years’ taxes. The Buyer shall be responsible for taxes for all subsequent years.

Possession: Possession of the property shall be given upon closing subject to the current tenants’ rights through February 28, 2026. Full possession for the 2026 crop year.

Earnest Deposit: A 20% nonrefundable earnest deposit is required from the successful bidder on the day of the auction. The remaining balance is due on or before November 26, 2025. The property will not be sold subject to financing; all bidders must have financing arranged prior to the auction.

Conditions: This property is subject to all easements, covenants, and restrictions of record. The property is sold on an “AS-IS, WHERE-IS” basis with no warranties, either expressed or implied, by the Seller, Seller’s agents, or Brad Elting & Company, Inc.
