Location: This farm is located 3 miles west of Daykin on Highway #4 to road 559th Ave. then ½ mile north to the farm.
Legal Description: NE1/4 Section 7-T4N-R1E of the 6th P.M., Jefferson County, State of Nebraska.
Farm Description: This farm consists of 160 acres more or less. There are at present 133.05 acres being irrigated (99.3% class 2 soil) with an existing Reinke 7 tower sprinkler irrigation system, 25.40 acres are farmed dryland with the balance in existing county roads & ROW. Farm Description: This farm consists of 160 acres more or less. There are approximately 149.22 acres being farmed dry cropland. (80.5% class 2 soil), the balance consists presently of grass, old Rail Road Right of Way & roads. This farm is level to gently rolling. Access to this farm is good with good gravel roads on the east side of the farm.

Tax Information: The 2016 real estate taxes and all prior years’ taxes shall be the responsibility of the Seller. All future year’s taxes shall be the responsibility of the Buyer.
Possession & Closing: Possession shall be granted to the Buyer at closing on or before March 24, 2017, subject to the current tenant’s leases. Full possession shall be available for the 2018 crop year.
Irrigation Equipment: It is the intent of the Sellers to convey all existing irrigation equipment with land. All sprinkler irrigation systems, gear heads, power units and pumps owned by the Seller will be included.
2017 Lease Payments: Lease payment attributable as follows; Tract #1 $26,544. Tract #2 Row Crop $39,941 Tract#2 Grass $1,350 (Due 12/31/2017) Tract #3 $12,656 **All row crop cash rents payable ½ March 1, 2017, ½ Sept. 1, 2017.
